Property Renovation Strategies

Seeking to buy a property for a renovation project? Allot of my customer hire me to find them the perfect renovator; something nice and simple that will not cost the world to fix up. One of the biggest factors in making money out of a project is buying in the right area for the right price.

To find the right property I would recommend using a professional buyers agent. Through my years of being a real estate agent I meet many renovators that typically didn’t learn how to make money till their third or forth project. Buying the right property is a learnt skill that requires experience in real estate and renovating. For more information contact Wise Real Estate Advice on 1300 00 WISE.

Once a budget is determined (cost of the total project including profit) it’s time to look for a property with potential. A few things I look out for:

-       Let there be light. Replace walls with windows or add skylights to bring in the natural light are one of the easiest ways to brighten up the place.
-       First impressions: Adding a garden can transform the feel of the whole place. When the home is on the market this will draw more buyers increasing bidding competition and soften up potential buyers before they walk in.
-    Bigger is better: New knobs on the kitchen cupboards may improve a house’s looks at the time of sale, but what really brings long-term added value is extra space. “If you’re doing an extension, there’s no point in doing a small one,” adds Mark. Make the extension as big as you can afford, without compromising the quality of your house, the size of your garden, or annoying the neighbours.”
-       Good as new: A few coasts of paint is the quickest way to increase major value. Best, then, keep the property in a permanent state of fresh glossiness.

When selecting a property spend money on things future buyers can see and touch rather than things buyers can’t see.

Advantages In Using A Buyers Agent.

Wise Real EstateAdvice, is a growing buyers agency group located in Melbourne. Wise specialises in residential property market with an emphasis on home buyers and investors.
Director and senior buyer’s agent at Wise, Mark Ribarsky has been helping property buyers gain numerous benefits over the broader market. “I have helped many people, from first home buyers to experienced investors to buy a property, that they otherwise couldn’t have done by themselves because they used a professional buying service.
A real estate agent is experienced in maximising the sale price for their vendor. “I’ve worked for one of Victorias biggest real estate franchises closing hundreds of deals over the years. Though regular training and daily negotiating I learnt real estate agents gain large advantages in controlling scenarios in favour of their vendors.
Buyers typically engage the services of a buyer’s agent for a number of reasons.

  • Leverage your time, buyers advocate does the hard work short-listing suitable properties.
  • A buyer’s advocate is a professional negotiator; they have the skills to obtain the lowest possible price.
  • Eliminate the stress and frustration of being shown inappropriate and unsuitable properties by agents.
  • A independent professional buyers advocate working on your side.
  • Buyers Advocates, in most cases they will save you the fee and do all the hard work for you.
  • Melbourne based buyers advocates know your local market. Source the right type of property in locations with good prospects for capital growth

Considering the property purchase will likely be the single biggest investment for many Australian’s, it makes sense to speak to a specialist company such as Wise Real Estate Advice who deals for buyers on a daily basis.

A buyers agent is able to look past the emotional connection of an owner. They can keep pragmatic and logical to provide sufficient third party guidance to ensure the purchase meets the buyers needs and wants. Along with this is a level of confidence and comfort knowing that the property has been thoroughly examined to ensure it’s worthy of the investment.

Why I need a buyer’s agent?

Buyer's agents are experienced real estate agents that work only for property buyer's. There are many set backs that could have major financial implications that a buyer needs to consider when purchasing hence a buyers agent is the 'expert in your corner.'

Some reason why I recommend a buyers agent:

1.  In a hot real estate market, new listings move out the door quickly. Having access to property's that are yet to be listed could give you the buyer a great advantage.

2. Ever had an opportunity to bid at an auction? The feeling is quite nerve racking. A buyer's agent is not emotionally attached to the property hence will never over spend and tick to a winning strategy.

3.  Hiring a sharp negotiator that knows the market vale of a property. This will ensure the buyer does not pay to much for the property.

4. Maximise capital growth buy selecting a property in the right area with promising capital growth.

5. A skilled buyer's agent spots real estate buying opportunities across a whole market rather than a single suburb.
